If you were previously renting, the home building insurance was the responsibility of the landlord. As a property owner, you’re responsible for your own building insurance.

If you’ve just bought an apartment or townhouse, the building may be covered by Strata – check with your body corporate if this is the case. If so, you can still get your contents insured with us. If you’ve bought the house as an investment property, you’ll need Landlord Insurance.

Before beginning renovations, you’ll need to notify us as soon as reasonably possible during the period of insurance if your renovations will cost more than $75,000 and:

If you don’t, we may refuse or reduce a claim under the policy to the extent we are prejudiced by the delay or the non-disclosure. When we get this information, we may:

  • Propose changes to the terms and conditions of your policy
  • Propose to charge you a higher premium
  • Cancel your policy (if there’s a change and we can’t reach an agreement with you on altered terms and conditions or premium; or we’re no longer prepared to insure you because there’s been a material change to the risk).
  • Decide not to offer to renew your policy

Note: It’s also important that you increase your sum insured to take into account any extensions or renovations to make sure you’re adequately covered in the event of a home and/or landlord insurance claim.

If your investment property is currently unoccupied, and it’s not a new property that will be permanently occupied within 60 days of settlement, we’ll not be able to offer you a new Home or Landlord Insurance policy online. You can call us on 13 1000 and we’ll ask you a few more questions to see what kind of insurance we can offer you.

If you already hold a Landlord Insurance policy for this property with us and the buildings haven’t or won’t be lived in for more than 60 consecutive days, you’ll need to let us know as soon as reasonably possible by calling 13 1000.

If you rent out a part of your home while you live at the same address, you’ll need to tell us first before we agree to insure you. Depending on the circumstances, your tenant may need to take out their own contents insurance policy.

If you’re renting all of your home or a granny flat out to tenants, cover isn’t available under an Allianz Home Insurance policy. You may need to consider a Landlord policy.

Our Home Insurance offers cover for your family home and contents. Landlord Insurance is designed for properties where rent is being collected and the policy holder isn't a resident of the property. The Motor Burnout option covers damage caused by an electrical current to a domestic household electrical motor. For full details of the standard terms, conditions and exclusions, refer to the relevant section in the PDS and any supplementary PDS (where applicable).

This cover option insures you in the event of accidental unexpected mishaps that are caused unintentionally, for example if you’re moving furniture around the house and damage your wall (if you have Buildings cover) or if you have spilt a drink which causes damage to your carpet (if you have Contents cover).

Here are some examples of the sort of mishaps you’ll be covered for if you take out optional Accidental Damage cover:

If you have Building cover and:

  • You accidentally smash a hole in the wall when you move some furniture
  • Your kids draw all over your walls

If you have Contents cover and:

  • You spill red wine on the new white carpet or lounge

We’ll extend cover for your contents anywhere in Australia for up to 90 continuous days in one period of insurance.

The Accidental Damage cover option automatically includes Motor Burnout cover. Read the PDS for the details of what is covered.

Unless we state otherwise in the PDS, you’ll need to pay an excess as a contribution toward your claim when you make a claim under the policy.

Charging an excess also helps to keep the cost of premiums down by reducing the number of small claims. The amount and type of excess you have to pay will be shown in your policy schedule or in your PDS.

If you’re altering the security on your property, you should inform us as soon as reasonably possible as it may change the conditions of your Home Insurance. Your premium may also be affected.
Yes, it’s important you let us know as soon as reasonably possible if you start using any part of your home for business, trade or professional purposes (except for a home office) as we may refuse or reduce a claim under the policy to the extent we’re prejudiced by the delay.

This cover option allows you to insure items which you wear or carry with you outside your home (such as a handbag, wallet, sunglasses, jewellery or a musical instrument). You can choose from two types of Portable Contents cover – unlisted or listed – or you can choose both.

Unlisted Portable Contents

This option allows you to select a per item limit and per claim limit, e.g. up to $2,000 per item and $7,500 per claim. This means you don't have to specifically list your portable item. However, this option doesn't cover items such as laptops, tablets, mobile phones and other wearable technology which need to be covered under Listed Portable Contents.

Listed Portable Contents

This option allows you to cover specifically listed portable items for their full replacement value (less any contributable excess). Laptops, tablets, mobile phones and other wearable technology can be listed under your policy and covered as listed portable items.

Allianz Home Insurance extends cover to your granny flat when it’s located on the same title as your main insured property and isn’t rented to tenants. By 'title' we mean the legal document that proves you’re the owner of the property.

To make sure you have adequate coverage for your granny flat, check that the cost to rebuild it is also included in your total building sum insured.

If you rent out your granny flat to tenants, cover isn’t available under an Allianz Home Insurance policy. You may wish to consider an Allianz Landlord Insurance policy.

Home and contents insurance covers the cost of repair or replacement to your building and contents when loss or damage is caused by events such as break-ins, fires (including bushfire5 and grassfire5), storms, impact damage such as a fallen tree, as well as accidental breakage of glass and more.

  • A fire damages your kitchen. You could repair or rebuild built-in damaged parts of your kitchen, such as benchtops, with Home Building insurance. Then you could replace damaged items like blinds and kitchenware under your Contents insurance policy.
  • A thief smashes your window, breaks the locks and steals your belongings. You can fix the window and locks through your Building insurance and replace the items that were stolen under your Contents insurance.

Plus, you’ll only have to pay one excess if your building and contents are damaged by the same insured event and you’ve combined them on one policy.

Curtains and carpets are covered by Contents Insurance. Contents items aren't permanently attached to the building. Curtains and carpets are classified as contents as they can be removed. If you have Buildings Insurance you need to also take out Contents cover to ensure these items are covered.
Our Home Insurance covers cyclones and bushfires, except during the 72-hour exclusion period that may apply for any loss of or damage to your property caused by these events, during the first 72 hours after you first take out or increase the cover under the policy. You must tell us as soon as reasonably possible if, during the period of insurance:

  • You start using any part of your home buildings for business, trade or professional purposes – except for a home office.
  • You remove or stop using any security devices that were specifically required by us.

If you take out Contents Insurance, here’s how it can work if you experience an insured loss:

  • Your house or apartment you live in burns down and destroys all your contents within it. With adequate sums insured under contents cover, you could replace your insured contents.
  • A kitchen fire damages your kitchen in your house or apartment. With adequate sums insured under contents cover, you could replace damaged items like blinds and kitchenware including crockery and domestic appliances.
  • A thief enters the door to your house or apartment and steals your contents. You can replace the items that were stolen under your Contents Insurance.
  • While rearranging your furniture, you accidentally drop your bookshelf on your glass coffee table, and the glass breaks. You can repair or replace the glass on your coffee table in this instance. This is because your Allianz Contents Insurance covers accidental breakage of glass that forms part of your contents in your home (other than those contents that are excluded such as televisions – see the PDS).

  • A thief smashes your window, breaks the locks, but gets away without stealing any of your belongings. You can fix the window and replace your locks through your Buildings insurance.

  • You carry out any alterations, additions, demolition, repairs to, or decorations of your buildings costing more than $75,000.
  • You start renting out your home to tenants.
  • Your home building hasn’t been lived in, or won’t be lived in, for more than 60 consecutive days.

If you don’t provide this information as soon as reasonably possible, we may refuse or reduce a claim.

Landlord insurance is designed to cover the cost of replacement or repair needed when certain events occur that damage your residential investment property. It can also cover any contents you provide for your tenant’s use that could leave you out of pocket.

The cost of your insurance is called a ‘premium’. Your premium will depend on a number of factors and can change each year when you renew your policy. Your premium for each period of insurance will be shown on your policy schedule.

There are a number of factors that determine how your Landlord Insurance premium is calculated, including:

  • Where your investment property is located
  • The type of property you’re insuring
  • The amount and type of cover you require
  • The relevant claims history of your property

  • Any compulsory government charges such as Stamp Duty and GST
  • Emergency Services Levies if they apply to the State or Territory where your home is located

We‘ll pay rental costs after an insured event as part of your Landlord Insurance policy when you have buildings cover, or the building is part of a strata title development and you have contents cover.

If your building is damaged by an insured event to an extent that the tenant can’t live in it, or access to use your building wasn't possible for a minimum of seven days, we’ll pay for loss of rent on the insured property for the time necessary to reinstate your building, or for which access to the building is denied, or up to a maximum of 12 months, whichever period of time is the lesser.

This benefit is automatically included.

Note that this is different to the optional Rent Default & Theft by Tenant cover which is available to be added to new Landlord Insurance policies which don’t already have this cover. If your policy is up for renewal and you’d like to add this optional cover, contact us on 13 1000.

Call us as soon as reasonably possible on  13 10 13 and advise the claims consultant of what has happened. Try to get names and addresses of any witnesses to the event which has brought about the claim. Don't make any admissions of liability and don’t attempt to settle any claim made against you.

If you do, we may reduce or refuse your claim to the extent we’re prejudiced. The claims consultant will advise you of what steps you need to take and will help you through the Landlord Insurance claim process.

Landlord Insurance covers you against financial losses associated with the damage or loss of the residential investment property you own. Landlord insurance isn’t a legal requirement, but if you have a mortgage on your property, most banks and mortgage lenders require you to purchase Landlord Buildings insurance as security to safeguard themselves against financial risk caused by unexpected damage or loss to your property.

Lenders may require you to list them as an interested party when buying insurance and may also request proof of insurance (Certificate of Currency) before the loan is finalised or for each year your mortgage is held with them.

If you choose to get both your investment building and the investment contents you’ve provided for your tenants’ use covered with us, you can do so with the convenience of having them on the one Landlord Insurance policy. This means you get the great benefits of our Buildings cover and Contents cover, and only have one policy number.

Additionally, if you need to make a claim for both your building and your contents due to the same insured event, you’ll only need to pay one excess. Here’s an example of how your combined Landlord Buildings and Contents policy could work:

Disaster strikes and your investment property’s building, as well as the contents inside it that you’re responsible for as a landlord, have been totally destroyed by an insured event. Where we’ve agreed to accept your claim, you’ll only need to pay one excess. 

With your building insurance, we’ll pay the cost to rebuild your building which has been completely destroyed and also pay up to $5,000 (after deduction of any government or council rebates you’re eligible for) to make your property more environmentally friendly, e.g. by installing any combination of a rainwater tank, solar power systems, hot water heat exchange system, and grey water recycling system.

We’ll also replace your contents that you’ve insured with us up to the policy limits, like your carpets, curtains, furniture, and household goods, including utensils and domestic appliances that you’ve supplied for your tenants’ use.

Our Home Insurance offers cover for your family home and contents. Landlord Insurance is designed for properties where rent is being collected and the policy holder isn't a resident of the property. For full details of the standard conditions and exclusions, refer to the relevant PDS and any supplementary PDS (where applicable).

Unless we state otherwise in the PDS, when you make a claim under the policy, you’ll need to pay an excess as a contribution towards your claim.

Charging an excess also helps to keep the cost of premiums down by reducing the number of small claims. The amount and type of excess you have to pay will be shown in your policy schedule or in your PDS.

If you live in your main residence and rent out your granny flat to tenants, cover isn’t available under an Allianz Home Insurance policy. You may wish to consider an Allianz Landlord Insurance policy to cover your granny flat.

Where your granny flat and your main house are both rented out to the same tenant, you’re covered on the one Landlord Insurance policy. The sum insured for your granny flat will be included in the sum insured for the main house.

However, if your main house and granny flat are rented out to two different tenants, you’ll need to take out two separate Landlord Insurance policies.

You must tell us as soon as reasonably possible if, during the period of insurance: 

  • You start using any part of your home for business, trade or professional purposes – except for a home office. 
  • You remove or stop using any security devices that were specifically required by us. 
  • You carry out any alterations, additions, demolition, repairs to, or decorations of your buildings costing more than $75,000. 
  • You appoint or terminate a licensed managing agent for the property. 
  • Your buildings haven’t been lived in, or won’t be lived in, for more than 60 consecutive days.

Allianz Home Contents Insurance provides contents cover for renters. It’s designed to help cover the cost of loss or damage to the contents at your rental home as a result of an insured event. Contents Insurance can provide cover for your furniture and appliances to electrical goods and your BBQ, and even clothes, shoes and handbags.

Contents Insurance covers the cost of repair or replacement of your contents when loss or damage is caused by events such as break-ins, fires (including bushfire4 and grassfire4), storms, impact damage such as a fallen tree, as well as accidental breakage of glass and more.

  • A thief enters your house or apartment and steals your contents. You can replace the items that were stolen under your Contents insurance.
  • While rearranging your furniture, you accidentally drop your book shelf on your glass coffee table, and the glass breaks. Your Allianz Contents Insurance covers accidental breakage of glass that forms part of your contents in your home (other than those contents that are excluded such as televisions – see the PDS).
